I came from an industry that was deeply affected by the pandemic—on human, financial, and business levels. Real estate was on similar lines in many ways. That said, fundamentally, the impact on commercial real estate is felt first in the case of a downturn.
The pandemic also made us realize many things at various levels—value of time, relationships, meaning of what we spend our time doing, and financial prudence. Manifestations of this are felt across business categories. One such has been the flexible commercial space. Here are the key trends that we have been observing:
*Valuing time and talent: The hybrid format of working is becoming a key component of multiple business segments.
*Community and collaboration: An intrinsic desire to make meaningful connections with like-minded people has led to community creation and collaborative workspaces.
*Employee value perception: Professionals now seek more than financial or professional growth—they desire purpose and fulfilment, both personally and professionally.
*Experience over form: Functionality will become an order qualifier. Organizations will need to go beyond to earn a consumer’s share of wallet.

The coworking landscape in India has experienced remarkable evolution since 2012. Initially embraced by startups, it has grown to serve a diverse array of sectors. Today, industries such as BFSI, IT/ITeS, e-commerce, traditional corporates, and notably Global Capability Centres (GCCs) are increasingly turning to coworking spaces.
The pandemic played a pivotal role in accelerating this shift, as larger enterprises recognized the advantages of flexible, scalable, and customized solutions over traditional office models.
As a result, coworking spaces have evolved into dynamic ecosystems that cater to organizations of all sizes—ranging from emerging startups to established global entities like GCCs—each seeking tailored solutions to address their unique operational needs. Initially, coworking spaces were largely favoured by startups and small businesses looking for flexibility with short-term leases or organizations seeking stop-gap arrangements. However, with the rise of large enterprises, we’ve seen a growing preference for long-term, tailored office solutions.
Organizations recognize the advantages of scalable, cost-efficient coworking spaces over traditional office setups. This growing appreciation for coworking as a long-term solution underscores the sector’s maturity and our commitment to delivering exceptional experiences.
While long-term clients have become more prominent, we continue to cater to short term engagements, particularly in sectors like tech and e-commerce, where agility is key. Our ability to offer both flexible short-term solutions and long-term, customizable office spaces has allowed us to support businesses at every stage of growth.
