Sited in the heart of Mumbai’s commercial belt with a footprint of over 3,00,000 sq-ft, the Motilal Oswal Headquarter building appears as an prominently visually striking structure graceful and elegant in its stance. Conceived to amalgamate the company’s scattered premises across the city under one roof, the headquarter building was conceptualised to reflect the financial organisation’s reputation and its sophistication.
The structure responds to its context, tempering urban concerns, by addressing environmental requirements through its maintenance, operation and use of innovative technology. “The concept evolved from various juxtapositions of existing building and annex, concluded on expansion of existing floor plates & additional six floors,” explains the architect. The main structure is fabricated of conventional composite floor plates with surrounding steel construct. The most striking feature of the building is its scintillating glass facade illuminated with the help of LED stripes.
The particular material deployed for the skin is a special solar-control glass termed as KT 440 – Nano Green glass by Saint Gobain. It is a high-performance glass with a very low solar factor, and high thermal insulation; this immensely helped maintaining the energy efficiency of the building. The headquarter addresses the commitment for creating energy efficient and comfortable indoor environment for its employees, derived from a well-established foundation of program-driven design.
The tower provides highly flexible workspaces, which support the diverse needs of its inhabitants. The expansive 5000 sq-ft entrance lobby, equipped with automated visitor management system, greets its occupants and visitors. The facility includes 36 meeting rooms and accommodates over 2,000 employees. Its business centre contains 21 rooms, including a 30-seater boardroom, complete with infrastructure for meetings, conferences and video conferencing. The building also houses a gym, recreation room, library and training centre.
One of the most interesting spaces is the mid-air sky lounge that starts from eight floor and goes up to the thirteenth floor of the building. The space enables its employees to indulge in an incredible 180-degree view of the sky and sea. It’s decked with secluded seating areas for informal meetings and can also double as an event venue that can accommodate over 450 people. The 80 ft-high atrium of this lounge is completely encased with laminated solar control glass to bring in maximum unobstructed light. At roof level, the building also boasts a terrace garden-cum-lounge with infrastructure for social gatherings and corporate events.
Designed for those who truly appreciate craftship and subtle distinctions, the workplace exquisitely interweaves art and creativity in its realm. Open office areas and recreation areas are flanked with colours, whereas corporate areas are attuned in veneer, marble and wallpaper.
